If you are thinking of buying AND selling, Dory's listing fee is $2,495*.
  You can plan on offering 3.5% of the first $100,000 plus 1.5% of the balance of the sale price to the Buyer's REALTOR®.  Remember you want to offer what other sellers are offering to the Buyer's REALTOR® because you want that REALTOR® to try just as hard to sell your home to their buyer just like they would any other home for sale on the market.  

Compare this commission plan to the typical market rates and you literally save thousands of dollars!  To take advantage of this money-saving plan, just sign a Buyer Agreement when your house is listed.  Its that easy.  Then, when your home sells, let Dory find the perfect home for you!  While most homeowners can take advantage of this unique commission plan there are few exceptions (such as your next home search will need to be located Calgary & surrounding areas (eg. Cochrane, Okotoks, Chestermere, Airdrie).  Dory will go over this unique plan in detail when she meets you or can answer any questions you may have over the telephone and email.

If you are just selling, Dory's listing fee is 1.35%*.  With this commission plan you also offer a commission to the Buyer's REALTOR® -  typically 3.5% of the first $100,000 plus 1.5% of the balance of the sale price.  You will still save thousands of dollars with this commission plan! Sometimes this commission can vary slightly and Dory will go over what other listings you would be competing against and will show you the commissions those listings are offering.  Its important to be competitive in order to make sure all REALTORS® are motivated to sell your home just like they would all the other homes.

*includes staging which involves recommendations, existing furniture & accessory placement.  Items that Dory adds such as art, additional furniture, accessories to perfect the look are included in this fee!)

TARGET-MARKETING includes analyzing the demographics of your community, identifyin exactly what features those particular buyers are looking for, staging/decorating so as to catch the attention of these buyers - all this helps that one special buyer see the best features in your home and help them to envision living there.

FEEDBACK from real estate agents is requested right after they have shown your home.  It is quickly forwarded on to you.

Your home is marketed on all the best real estate brokerage's WEBSITES as well as on and other public real estate sites.  In this digital age, on-line marketing is crucial to reach all buyers.

A REAL ESTATE LOCKBOX  is attached to the front door or railing of your property.  This is a very secure lockbox, specifically designed for entry by real estate agents.

WHEN AN OFFER IS RECEIVED on your property, can be immediately emailed to you for your review.   If you prefer, Dory will come to your home and go over the offer in detail.  Besides price, Dory will discuss other important terms of the offer so you get the complete picture of what the buyer is asking for.  She will make sure you not only understand the offer but will discuss a strategy for a counter-offer or acceptance. 

Dory will be with you every step of the way as the buyer goes through the process of satisfying the conditions on the accepted offer.  Home Inspections and bank appraisals are all part of the selling process.  Dory will explain what to expect and give you some notice so you can prepare for these appointments.

When your home is a firm sale, Dory will obtain all the necessary information from you so she can get CONVEYANCING information off to lawyers and the other real estate brokerage office.  She will help you prepare to meet with your lawyer to sign documents, including what may be required on your Real Property Report and if there are any obligations on your part to have it updated.
